Many people seeking Bristol properties may wish to be close to schools which have good reputations.
According to Peter Bolton King, chief executive officer of the National Association of Estate Agents, such schools will always act as a "key draw" in the family homes sector.
He made his remarks in the wake of research published by the Nationwide Building Society, which showed that homes situated within the catchment area of schools with a 100 per cent attainment rate of level 4 SATs or above are worth an average of £19,500 more than a property located near a school of poor performance.
Mr Bolton King added: "The same old mantra has come through within this research - location is extremely important to the home-buying public."
The expert advised consumers hunting for new properties to do their research before investing. As part of this, school addresses should be taken into account, he recommended.
